Registration, stamp duty and statutory charges

Every property transaction in Karnataka involves registration and stamp duty charges set and periodically revised by the state government. Because these rates change over time and can also vary based on factors like property value slabs, it is important to confirm the current applicable rates with the sub-registrar's office or your lawyer at the time of your transaction rather than relying on a figure you saw earlier.

Where applicable, GST may also apply to the purchase, particularly for under-construction property, and the rate and applicability can depend on the nature of the property and its price bracket. Maintenance deposits and corpus fund

Clubhouse and amenity charges, whether bundled into the price or billed separately, are another line item to clarify upfront. Ask specifically what is included in the base price versus what is charged as an add-on, since developers structure these differently across projects.

Interior fit-out and loan-related costs

Unless you are buying a fully furnished unit, budget separately for interior work such as modular kitchens, wardrobes, false ceilings and basic electrical or lighting upgrades. Even a modest fit-out budget for a new home can be a significant addition to your overall spend, and it is easy to underestimate this if you have not priced it out in advance.

If you are financing your purchase, factor in home loan processing charges, valuation fees and any insurance the lender may bundle with the loan. These are usually a small percentage of the loan amount individually, but collectively they are a real cost that should sit in your total budget, not be treated as an afterthought at the time of disbursement.
